Production & Lead Time

How long it takes from signed quote to a unit on your site.

  • What is your typical lead time from order confirmation to delivery?

    MODDOLIVING standard production lead time is 6–8 weeks for single-module units (Garden Rooms 200–600, Portable Kiosks, Security Huts, Storage Cabins, Sanitary Cabins) and 8–12 weeks for double-width, container conversion or fully-fitted welfare units. The clock starts the day a signed quote and 30% deposit clear; site delivery is scheduled once the unit passes our factory QC sign-off.

  • Do you accept rush orders or accelerated timelines?

    Yes — we maintain a small rush slot in our factory schedule and can compress the standard lead time by 1–2 weeks for time-critical builds (pop-up retail, event activation, site welfare for an emergency project). Rush orders carry a 12–18% premium depending on category and finish package, and require an early specification freeze. Share your deadline with the brief and we will confirm feasibility within one working day.

  • Can production be staged across multiple phases for a large development?

    Yes. For developments needing 4+ units we schedule production in phases aligned with your site delivery plan — typical cadence is one phase every 3–4 weeks. This keeps your site free of unstaged inventory, smooths the payment schedule and lets you adjust later-phase specifications based on lessons learned from earlier phases.

Delivery & Installation

Logistics, site access and what arrives ready to use.

  • Is delivery and installation included in the quote?

    Delivery to site is included as a line item in every quote, priced by route and unit count. Installation is offered as a fully managed service across the US, UK and EU — unit positioning, levelling, connection to your prepared foundation and a hand-over walkthrough. Mainland delivery is standard; island and remote-region routes are quoted individually.

  • What site access do you need for delivery?

    Standard delivery uses a HIAB lorry (crane-equipped) with a turning circle of approximately 18 metres and overhead clearance of 4.5 metres for the unit plus crane. Tight or restricted sites are quoted with a separate offload survey — options include split-delivery, hand-balling on a Flatpack assembly or specialist low-loader access. Share your site address with the brief and we will flag any access concerns up-front.

  • What foundation do MODDOLIVING units require?

    Every unit ships with a galvanised steel chassis that bolts to a prepared base. Acceptable foundations are a concrete slab, paving on a hard core sub-base, screw-pile platforms or a pre-engineered timber raft. We provide a site-specific foundation brief once dimensions and ground conditions are confirmed, and partner with local groundworkers in the US, UK and EU if you need a turn-key prep.

Customisation & Specification

Where the catalogue ends and a custom design brief begins.

  • How much can a unit be customised without re-engineering?

    Standard catalogue units accept finish-level customisation (cladding colour, flooring tone, paint, fixture choice, door/window position from a pre-engineered set) at no engineering surcharge. Layout or structural changes — wider footprints, raised ceiling height, additional glazed walls, MEP load changes — move the project to our Custom Design service, with a separate engineering and lead-time quote.

  • Can you match specific brand specifications for fixtures and finishes?

    Yes. Hospitality, retail and brand-led clients regularly specify a fixture and finish schedule (worktops, sanitaryware, taps, lighting, flooring brand, paint reference). We source against your schedule, with a 10-day lead time for any non-stock items confirmed at quote stage. Cost is itemised so you can value-engineer alternatives if needed.

Payment & Quote Process

How a brief becomes a firm itemised price.

  • What information do you need to provide a firm quote?

    Five inputs unlock a tailored, itemised quote: (1) intended use, (2) footprint or category preference, (3) target site address and country, (4) finish or fit-out preferences, (5) target installation date. We respond within one working day with a configuration, indicative timeline and itemised price. No information triggers a sales call — share the brief, receive the quote.

  • What is your standard payment schedule?

    Standard schedule is 30% deposit on signed order, 40% on factory QC sign-off (immediately before despatch), and 30% on successful installation and handover. Custom Design and fast-track orders may carry a 50% deposit. All payments are invoiced from our regional entity (US, UK or EU) to match your VAT and tax accounting, and we accept BACS, wire transfer and SWIFT.

Aftercare & Warranty

What is covered after the handover walkthrough.

  • What does the standard warranty cover and how long does it last?

    Every unit ships with a 10-year structural warranty (chassis, frame, weather envelope), a 5-year warranty on cladding, glazing and insulation, and a 2-year warranty on electrical, plumbing and finishes. Warranty is transferable to a new owner on resale of the unit, and is honoured directly by MODDOLIVING or an authorised regional dealer across the US, UK and EU.

  • Do you offer ongoing maintenance or relocation service?

    Yes — optional annual service contracts cover seasonal inspection, weather-seal renewal, electrical PAT testing and minor finish refresh. Unit relocation (lift, transport, re-installation on a new prepared base) is quoted separately and typically completed within a single working day for a single-module unit, two days for double-width or fully-fitted units.

Compliance & Planning

Building regulations and planning permission across regions.

  • Do MODDOLIVING units meet UK, US and EU building regulations?

    Yes. Units are engineered to UK Building Regulations (Part A, L, M), US International Building Code (IBC) baseline plus state amendments where required, and EU Eurocodes (EN 1990–1999). Insulation, fire performance and structural calculations are certified at the factory and supplied as part of the handover pack, so your planning or building-control submission has everything it needs.

  • Do MODDOLIVING units need planning permission?

    Planning rules vary by jurisdiction and use case. In the UK and EU, units inside permitted-development limits (under 30 m², behind the principal elevation, single-storey, used incidentally to the main dwelling) usually do not need formal permission — local authority confirmation is still recommended. Commercial, hospitality and retail uses almost always need a planning or change-of-use submission. We supply a certified planning pack on request to support your application.

Shipping outside core markets and joining the dealer network.

  • Do you ship internationally beyond the US, UK and EU?

    Yes, on a project basis. MODDOLIVING has shipped to the Caribbean, Caucasus, South America and West Africa through our authorised dealer network. International orders are quoted including freight, customs documentation, and arrival inspection — typical international lead time is 14–18 weeks.   • How do I apply to become an authorised MODDOLIVING dealer?

    MODDOLIVING is actively expanding the dealer network in regions without local representation. Dealers receive trade pricing, regional exclusivity by territory, marketing support and a 12-week onboarding programme covering specification, installation and aftercare.
